Does anyone know about drainage gaps?
I'm building a house in central Missouri outside of city limits. I'm finding that all the people here have gaps because there are sewer instead of septic tanks. There is no public sewer system here. My question does anyone known whether these are safe and how to build one. My husband and I are building 98% of this house ourselves.
I installed the septic systems for years, also lives in Mo and know most of the codes, the codes vary from one county to another a little, but for the most part, they all have the same rules. Bad is that you and your spouse will not be able to install the same in the lagoon, a county authorized installer will have to. If you compare to that machine operators they call tell you who can do it, and the county has a list of approved installers. First have to go out and dig a test pit, "" a test pit will be about 3 m wide and 4 "deep. Then, a soil scientist will come to test the soil and tell you if you came to have a pond and what type of system you can use. Check with your homeowners insurance and see if it would cover the house with a pond, any insurance company, and if they do, they may have a lot of requirements to be met. We live in Missouri and the house you buy is 40 acres. we have already paid for the appraisal, inspections, and even have the owners of the site complements. it was a loan "subprime." The average score my husband and mine is 566 520. 80,000 a year and we are working hard to get our credit back to where it needs to be. could sure use some help with this. the seller (God bless her and all her belongings sent to their new home.) I feel really bad for her. please give us some direction. thanks!
