septic system loans

4 Bedroom, Huge Yard, small price!!!

Septic System Loans
My VA home Loan appraiser is requiring me to replace septic system and connect to city disposal. This legal?

The house appraised at value but they do not want to approve me the loan until it is connected. I will lose out on the deal. I never heard of this.
I am in Florida

There is no question of legality involved here. You are applying for a government backed loan and must meet their requirements. The appraiser simply follows the VA appraisal guidelines and conditions the appraisal accordingly. If VA’s requirements are similar to those of FNMA, a dwelling must generally be connected to a community waste system if such is available. FHA/HUD loans have similar requirements, although the lender has some discretionary leeway.
