Buy land for a manufactured home in Michigan?
I live in Michigan and my goal is to purchase land (maybe an acre or less) and put a manufactured home the existence and dig a basement for it. A full basement that I can contribute. I was wondering if anyone knew how much land could run, how much it costs make it able to have a home (plumbing, Water, etc) and what part to dig a basement. "I can find the land already has a septic system? Or what are some other options to do this? Any information would be great. Thank You
We go to a backup. First of all, buying a manufactured home is like buying a new car is never worth what you paid once you drive off the lot. MHS depreciate in value, have restrictions on loans to be pasted built houses do not have, and when you go to sell on the way, all this comes into play. With that said, let's move on. Find out what the zoning designations in your area to allow MHS. Some areas are zoned stick built only, others may have a requirement of certain square footage for MH. Once you know what zoning work for the construction of their plans, then you need to think about profits. Can tens of thousands of dollars to run profits of a property. Before you can even place a bid on a piece of ground, ensure you have checked to see how much utilities are. No matter if there are power lines running down the road in front of your land, if you need to add a transformer to set up residence in the service, which will cost a lot. Digging wells and put in a septic system permits are required and $ $ $, depending on the depth of the well has to be, the soil type and type of tank you can put in. may be able to find a property that has an age in which MH and utilities already in. Pull the old and install MH yours (if you're still thinking that this is a good idea). Or a house that has been or should be condemned to have utilities. Other options, putting a modular on it (not yet a big investment, but better than a MH0, better yet, get a house built in the suit of the property.

Question of plumbing … Slow emptying of the tank, bubble bath?
We have two bathrooms in our house and have a septic system. The Last night, my children took their bath separate bathrooms, at the same time. Then, the bathtub drained much for a while, the two began to the toilet and bathtub bubble seemed to stop the drainage. The bathrooms does not download either. He arrived this morning when I took a shower. All it seemed that the shower and then my toilet began to bubble and not flush. Last night I dipped toilet and bath, but in vain. This is as if the lines are empty, first, there is a problem, then fill it. After about 20 minutes, the toilet is the same level again. Will also rinse before someone takes a bath. Any ideas of what we have to treat?
It appears that your septic tank may be necessary to pump or if you have a problem with the flow field. The septic tank should be pumped half held every 3-5 years, depending on the size of the family use. It is expected that the needs of only one pump. Depending on where you live, usually run about $ 300. If failure drain field, be willing to pay much more. I hope not!
