I'm looking to rent my commercial property, what do I need to know?
The property I am looking to rent a small grocery store. There must be some improvements made for potential buyers to buy. For example, a new well and septic system need to be installed. In addition, buyers want to make some changes to the building, and expand. How would a lease for this? Can you do the same repairs, or should we do that and incorporate into the lease? Also, is there a calculator out there to see what is appropriate for the amount of lease to ensure that their profit? Any guidelines or resources are greatly appreciated.
Get a lease on the office supply store to have a lawyer or a tie for you. Normally tenants often take care of any modification, remodeling, interior, inside, but you can do what you like. You do it or tenants do, its all negotiable. Technically, the same goes for the exterior. The only concern is that for major repairs or improvements, understand that they are taking place in the building. As such you may want to have them yourself, or at least prior to any work and closely monitor progress. Its your property. The last thing we want is someone who makes the improvements that end up costing money to correct later. As for what is an appropriate amount of the lease, only to make some calls for similar-sized buildings for rent in your area. You should not have problems when a going rate per square foot. Thence You can decide based on what their costs are the property and the current demand in your area.

What the presence of coliform bacteria indicates?
Coliform bacteria are organisms that grow in soil or vegetation and in the intestinal tract of warm-blooded animals. The presence of these bacteria indicates contamination of water and the possibility of intestinal parasites or pathogens. Coliform bacteria are easily identifiable, and may be present in greater numbers. What pathogens most dangerous and react the same way that the natural environment other pathogens. Thus, the rise and fall of many bacteria can easily be estimated by observing coliform bacteria.
The coliform bacteria are commonly found in the second round of forests, pastures, yards, septic tanks, sewage plants, animals and wild birds. In this too often, domestic animals contribute more to bacterial contamination. Major sources of coliform bacteria are the elimination of wastewater and runoff in the region filled with high concentration of animals or humans.
There are several sources where water is necessary for the faucet, a sink and dirty containers. Other sources are reversing the flow of the source of pollution, sink top carbon filter, etc.
Most coliforms are not considered pathogens, but to indicate the microbiological quality of water. Most of the time of coliform bacteria are tested by officials of the Public Health to test the water quality. The water may contain pathogens such as bacteria, protozoa and viruses that make patients are generally difficult to detect if present in water. total coliforms are indicators and they grow quickly, so it may be a method of calculating this type of harmful bacteria. These bacteria mostly reside in soil and water.
methods MPN and MUG test both adopted for the calculation of total bacteria. MPN (most probable number) used a test tube full of media with a small tube reversed where the carbon dioxide released by limiting the growth of coliform bacteria.
MUG: the membrane filter method, which uses a fine porosity filter that can trap bacteria. In this, a filter is placed on a Petri dish on a block with the enrichment of media growth.
