For septic tank owners, how do they work and what issues have you had to deal with?
I am considering purchasing a 4 bedroom manufactured home that I think is lovely except for the fact that it uses a septic tank rather than the city sewer system. I would be interested to hear what people with septic tanks have had to deal with and are they a lot of trouble, etc.

Like most of the items in our homes, maintenance is the key. The tank needs to be pumped out every five years or so. My question to you (or someone) is: Why is pumped in 2005? Was it for regular maintenance? Or was there a problem with the system is not functioning properly? operating a septic system is properly maintained pump requires very rarely, once every 10-15yrs more or less. This is to clear the residual waste material does not decompose in the processes of the enzymes that break down the waste that seeps from the leaching pit. Namely Sludge and scum. (Terminology nice eh?) The sludge is a byproduct of the process and settles in the bottom of the tank (s). The foam is the material that floats on superior. As the increase in the use of sludge on the rise, and the scum down, it will eventually meet in the center and a drag on the gears so to speak. Hence the periodic pumping. But if the failed leaching pit, waste water has nowhere to go and fill the tanks, and finally back home safety. A major problem of leaching-boxes is fat. People constantly pour small amounts of cooking oil down the drain, and accumulates in the tanks and leaching pit way until it plugs up the holes in the mouth, and not allow wastewater to seep into the ground. Before buying a house, you (or they) must have the septic system inspected and, if in good working order, the inspector must issue a certificate stating the fact. The roof also should receive a certificate.
